Effective for FHA loans for which the case number is assigned on or after April 5th 2010, FHA will collect an Upfront Mortgage Insurance Premium of 2.25%. InHouse Solutions offers an easy, safe and effective method for paying for your appraisal fee. All you need to do is choose eCheck as the payment type on our online order form. After completing the order information you will be presented with a payment form to input your check information. The amount of payment will be based on the appraisal options you've chosen and will be carried over from the order screen. You will need to copy information from the paper check into the form.
You also have the choice to pay by credit card and there is a link on the order page if you choose that payment option.

Filing Jointly: Transcripts may be furnished to either spouse. Only one signature is required. Form must be signed exactly as borrower's name appears on original return. If borrower's name changed, borrower must sign with both their current name and as their name appears on return.

Borrower Address: Address completed on form must be same as address on tax return even if that isn't borrower's current address.

On the case number assignment screen, in the appraiser assignment field, input an appraiser who is certified residential or certified general from the FHA Roster. The appraisal will be unacceptable if the appraisal assignment is from an FHA Roster Appraiser who is licensed but not state certified. Today is the last day to lock FHA loans on our current guidelines. Effective 11/1/09 ClearPoint Funding's FHA guidelines will change. The new changes will apply to all locks on or after November 1st which means locks must be in by end of business Friday 10-30-2009. The new minimum FICO score will go from 620 to 640. The new maximum DTI will be lowered to 50%. These changes will be in effect regardless of the new AUS approval.

Don't request an appraisal unless you fully understand ClearPoint Funding's TILA policy. A loan turn down may result if an appraisal is improperly ordered. For the purposes of TILA sending your GFE to the borrower does NOT start the clock ticking. Appraisals may not be ordered until after the creditor has sent disclosures to the borrower. HUD defines Creditor as - the person who extends credit and to whom the obligation is initially payable on the face of the note.

The lesser of 2% of the loan amount or $2,000 is no longer permitted for cash-back.

Rate lock extension requests can now be made through the ClearPoint Funding website. Simply click on the Submit Rate Extension button from our home page, answer a couple of questions, choose the length of the extension you need and submit your extension request. Brokers will now be able to instruct DO to underwrite a DU Refi Plus loan as a standard limited cash-out refi. After the weekend of July 18 use the Product Description field to instruct DO to underwrite the loan as a standard limited cash-out by entering the phrase "Standard LCOR". Casefiles with no value entered in the Product Description field will continue to be underwritten as DU Refi Plus if the loan casefile meets the eligibility criteria required for DU Refi Plus.

Please remember that ClearPoint Funding will be closed on Friday, July 3, 2009. We will not be closing or funding loans on Friday, however it can be counted as a recission day. Saturday, July 4, 2009 can not be counted as a recission day. Regular operations will resume on Monday, July 6, 2009.

Is your borrower waiting to transact because of rising interest rates? An ARM may be the right solution if your borrower is in need of a short term mortgage. Rates for these products are still in the low 4s and may be the perfect solution for your borrower. Ask your borrower how long they intend to stay in their home and see if this product makes sense for them.
